Huge Steps to Net Zero for ONE and Prime

Posted: 24 May 2023

A range of energy efficiency measures are being implemented at ONE’s and Prime’s HQ in Worcester.

Improvements include: a new LED lighting system with intelligent controls, installation of a new, highly efficient Air Source Heat Pump (ASHP) driven heating/ventilation system to replace current AC/ventilation systems and additional EV charging points to help staff to make sustainable travel choices.

Prime, developers of high-quality health and care infrastructure with a wide property portfolio, are located within the same building and, like ONE, are committed in their journey to achieve Net Zero. Prime completed the first phase of sustainable improvement works in the building in 2021. This second phase, which has been scheduled from June – September 2023, is anticipated to bring a further carbon reduction to the overall building and a 10-15% reduction in ONE’s carbon emissions from 2023 onwards.

ONE will then closely track their energy usage using their own innovative Digital Twin solution: ONE TwinVis – winner of the Best Carbon Monitoring Tool at the Building Innovation Awards 2022.

ONE TwinVis integrates Building Information Modelling (BIM) with the Internet of Things (IoT) wireless sensors to measure occupancy levels, air temperature, humidity and Co2 levels, as well as asset-specific performance data. Advanced algorithms and energy dashboards read raw energy data and convert it into meaningful information to enable further intervention for decarbonisation eg for electricity sensors: consumption in kWh, £/p and tCO2e.

Matt Tebbatt, Managing Director of ONE, said: “Sustainability is absolutely central to our vision. We are committed to achieving Net Zero by 2026, if not before, and we recognise to achieve this that we need to tackle the emissions from our own HQ at the earliest opportunity.”

“As a multi-disciplinary design company we enable clients to achieve their Net Zero goals through their buildings, and it is fantastic to be working with Prime so that we can significantly lower our own carbon footprint.”

“Our amazing team will be working dynamically, supplemented by temporary office space in Worcester, and our satellite offices in Birmingham, London and Cardiff while the works are undertaken and will be highly accessible with mobile technology to ensure absolutely no disruption for our projects and clients.”

Leighton Chumbley, Chief Executive of Prime, said: “At Prime we continually search for opportunities to make positive change in health and care, but as an organisation, we want that influence to go even further — by leaving a positive imprint on the planet as well as the communities we work in.”

“The transformation of our head office operations in 2021 has led to reduced energy consumption, travel, waste and water. We now generate 35% of our energy needs through solar roof tiles and have installed 10 electric charging points in our car park. In 2022 we also purchased our own Woodland in Worcestershire, allowing us to certify our carbon neutrality on historic Scope 1 and 2 emissions once planting is complete.”

“Prime is wholly committed to meeting our sustainability targets because the seriousness of the subject matter remains both a motivating and focusing force for us all.”

ONE Creative environments (ONE) is an integrated design business with a dynamic multi-disciplinary team comprising of: masterplanning, architecture, landscape architecture, interior design, digital estates, structural and civil engineering and building services all working together at the forefront of Building Information Modelling (BIM) – the future of intelligent building design.
